One of the first things that you should make sure always looks good is the front entrance to your property as this is the first thing that a potential purchaser will view when arriving at the property. So make sure that the outside of your house is neat and tidy give doors, gates and fences a fresh coat of paint or varnish, if necessary. Make sure hedges and lawns are neatly trimmed and driveways free of weeds.
-
Remove clutter from all rooms. This makes rooms look tidier and lets potential buyers imagine how the room would look when furnished with their own belongings. Have a good clean out of all your old junk, this will save you time once you have sold your property and make rooms, attics, cupboards, garages, garden sheds and barns look bigger, tidier and more manageable.

In cooler months a warm house is a more inviting home. It is worth heating the house through prior to a viewing.
-
Natural light gives rooms a lift and makes them look bigger. So make sure shutters are open (even in the heat of summer), windows are clean and curtains are drawn back. If it is naturally a dark room turn on
some ambient lighting such as bedside lamps.
-
It goes without saying that the rooms of your house should be clean and tidy but remember that buyers often look in cupboards and drawers, so make sure these are neatly arranged too. A messy cupboard suggests a lack of storage space.
-
Unfinished DIY jobs are a real turn-off for potential buyers. It is worth, wherever possible finishing off a DIY job that you have already started. If you decide to redecorate before putting your house on the market choose neutral colours such as white or creamy shades, rather than bright colours that might not be to every bodys taste.
-
Flowers and fruit are an inexpensive, natural way to brighten up a room. Place vases or fruit bowls around the house to add a splash of colour and pleasant fragrance to your rooms.
-
Magret and chips smell delicious straight from the frying pan but the smell in your house is not so delicious if it lingers the next day! So avoid strong cooking smells before a viewing. In addition it is worth noting if you are a smoker that many people can be put off if the house smells of stale smoke.
-
Make sure your rooms all have a specific purpose so that the viewer can imagine what they would use the room for. If a room is a bedroom ensure it has a bed in it! If you have a downstairs bathroom use it as a bathroom not a junk room!
-
If a property has a swimming pool it should be free of leaves and clean, even in winter months (if it isnt covered). A green and dirty pool could suggest a problem with the filtration system.

It can be hard to keep your property spotless all the time but if you make sure its always 80% tidy, youll only have to do a quick last-minute clear up when a buyer wants to come and view your house at short notice.
